Pocket areas still continue to be volatile, but an overall an increase in median price has been occurring over the prior 12 months.

Days On Market have also decreased overall.  I’ve also noted that some houses that were not distressed real estate (Short Sales or post Foreclosure) have been selling recently even after extended Days on the Market.  This indicates good news for those who wish to sell Athens, Ga area homes.  Potential sellers who but have been waiting for the market to recover, as they see a regain in their equity in many cases are able to at least break even or make a profit now.

Although deals on post foreclosure (commonly know as REOs) homes are still available, there are fewer available, and often those that are in good condition become involved in “bidding wars” resulting in them selling above list price.

Potential   Athens, GA home buyers are still able to find affordable housing, and good deals still become available often.  However, the market has shifted due to a lack of iinventory in some areas & price ranges.  A good financial pre-qualification letter and a well prepared offer are critical to the success of a buyer’s offer.

Georgia Market Report for April 2013

It’s mostly good news for the real estate market in Georgia, according to the latest statistics out from the GA Association of REALTORS®.

Although listing inventory is slightly down, there are still plenty of good deals to be had.

Under contract or “pending sales” are up 26.5%.  That’s huge for sellers contemplating entering or re-entering the market!  The average days on market until a sale are also down 16.7%.

The Median Sales Price has increased by 30.5% & the Average Sales Price has increased 21.1% over May 2012!

Right now there is a 4.9 months supply of inventory in the overall market.  A stable market is typically considered to be a 6 months supply.  These statistics favor a slight Seller’s Market at this time with more buyers competing for lower inventory.
